Why This Matters to Distributors: Warehouse expansions, distribution center construction and equipment upgrades indicate distributors continue to invest in capacity, automation, and supply chain resilience despite a slower-growth economic environment.
Building materials manufacturers, distributors and specialty suppliers continued to invest in warehouses, distribution centers and facility upgrades in May, signaling sustained demand for distribution infrastructure across North America.
Industrial SalesLeads tracked 38 building materials and distribution projects in May and 212 projects during the first five months of 2026, reflecting ongoing spending on new facilities, warehouse expansions, equipment modernization, and relocations.
Warehouse projects accounted for the largest share of activity in May, with 14 projects identified, followed by nine manufacturing projects and 10 office and miscellaneous developments. Renovations and equipment upgrades represented the largest project category, accounting for 29 projects, while companies also pursued 10 new construction projects and 10 expansions.
The activity suggests distributors and building products suppliers remain focused on improving operational efficiency and expanding capacity as demand for faster fulfillment and greater inventory availability continues to grow.
Florida led the nation with five projects tracked during the month, followed by Georgia and Ohio with four each. Texas recorded three projects.
The report also points to strong demand for warehouse infrastructure and material handling systems. More than 80% of tracked projects included plans to purchase lighting, compressed air systems, HVAC equipment, networking and security systems, and mechanical construction services. Material handling equipment, storage systems, lift trucks, conveyors, loading dock equipment and fire protection systems were included in more than 70% of projects.
Several distributor-focused projects stood out during the month.
An electrical supply distributor began a 124,000-square-foot distribution center expansion and equipment upgrade project in Cottage Grove, Minnesota. The project is expected to be completed in early 2028.
An HVAC equipment distributor is seeking approval for an $18 million warehouse expansion in Miamisburg, Ohio, which would add 213,000 square feet of capacity.
A flooring materials supplier is pursuing approval for a $32 million distribution center in Lawrence County, Tennessee. The facility is expected to be completed in late 2027.
In Washington, a plumbing equipment supplier agreed to pre-lease 276,000 square feet of warehouse space in Woodland, with occupancy planned after the facility’s completion in fall 2026.
The largest project tracked during the month was a planned $1.2 billion manufacturing and warehouse complex by USG Corporation in Orange, Texas. The project recently received approval and represents one of the largest industrial investments announced this year in the building materials sector.
Other projects included manufacturing expansions by specialty building materials companies in Minnesota and Michigan, along with office and facility renovations in Georgia and Texas.
The concentration of warehouse construction, distribution center expansions and material handling investments highlights the industry’s continued focus on increasing throughput, improving service levels, and strengthening supply chain capabilities.
